Mortgage Basics
Loan Application Checklist
Not all of items listed below will be needed for your particular loan application, please read carefully:
- Last two years’ W-2’s
- One full month’s pay stubs showing year-to-date earnings
- For self-employed or commissioned borrowers: last two years’ Federal
tax returns and a year-to-date profit and loss statement
- Last two years’ personal Federal tax returns
- If you receive Social Security benefits, a copy of your awards
letter
- If you are a college graduate in the last two years, please bring
a copy of your diploma
- Last three months’ bank statements (or last quarterly statement), all pages, all accounts
- Last two months’ (or last quarterly statement) of 401(k)/retirement accounts, all pages
If you are divorced, a copy of your divorce decree and property settlement,
all pages
- If you pay or receive child support, a copy of your child support
order if separate from divorce decree. Alimony, child support, or
separate maintenance income need not be revealed if you choose not
to have it considered for repaying the loan.
- If you have had any negative credit (late payments, collections,
charge-offs, judgments, or repossessions), a detailed letter of explanation
- If you have declared bankruptcy within the past 10 years, a copy
of your bankruptcy documents, filing, all pages
- If you have sold any property within the last six months, a copy
of the settlement statement or HUD-1 you received at closing
- If you own any rental property, copies of lease agreements and
last two years’ Federal
tax returns
- If you own any property free and clear, a copy of the tax and
insurance information
- Copy of your Mortgage Statement (1st & 2nd if applicable)
- Copy of your Insurance Policy (Declaration page if applicable)
- Landlord information (Name, Address, Phone) if renting.
- If you are not a U.S. citizen, a copy of your resident alien card
